The Opportunity
A leading commercial real estate owner, developer, and operator was seeking new ways to reduce a $100M annual utility spend while improving sustainability performance across its national portfolio.
The organization recognized that traditional approaches to energy management would not be sufficient to achieve long-term performance objectives. Instead, it looked to emerging technologies, advanced analytics, and continuous optimization practices to drive measurable reductions in energy consumption across approximately 40 million square feet of office and retail properties.
The challenge was not simply collecting more data; it was transforming data into sustained operational improvements at scale.
Our Approach
Evolv developed and implemented a portfolio-wide energy management strategy that combined technology, analytics, commissioning, and operational engagement into a single performance improvement program.
The initiative began with the implementation of a utility bill management platform capable of analyzing consumption, costs, and weather-normalized performance trends across the portfolio. Building sub-metering infrastructure was then deployed in every building to provide visibility into real-time energy performance at the asset level.
An Energy Management Information System (EMIS) was implemented to collect, analyze, and visualize performance data. Automated reports and analytics were delivered to operations teams, enabling building performance to be monitored consistently across the portfolio.
As the program matured, Fault Detection and Diagnostics (FDD) capabilities were introduced using realtime data from new opportunities to identify innefficiencies, prioritize corrective actions, and validate results.
To ensure sustained performance, Evolv implemented a Monitoring-Based Commissioning (MBCx) program involving operations teams, service providers, controls contractors, and engineering consultants. Evolv also provided master systems integration services, technology implementation support, and ongoing performance coaching to more than 500 operations staff across the organization.
